Home appraisal process

Most buyers and sellers know a home appraisal is required as part of a real estate transaction. Not all of them realize, however, that the appraisal’s results pretty much run the show. The only exception is an all-cash deal.

An appraisal is an unbiased professional opinion of a home’s worth. In all 50 states, home appraisers are required by law to be licensed or certified. Each appraisal encompasses a variety of factors. Typical data for a single-family home include recent sale prices of similar properties nearby, amenities, square footage, number of bedrooms and bathrooms, floorplans, and condition of the property’s interior and exterior. Proximity to transportation and the community’s school district might even be factored in. Appraisers consider these and other information to determine the home’s fair-market value.

Real estate interview questions

If you’re selling a home, choosing your real estate agent is an important decision. The agent you should work with is one that both understands your goals and objectives and also sees the importance of meeting your needs. Your agent is the key to a successful real estate experience. Choosing the right agent doesn’t have to be a painful experience, but it should involve some questions.

Start the process by asking your friends, family, and coworkers for recommendations. Look at agent reviews on websites like Yelp to see what others are saying. When you’ve narrowed down your list, select two to five agents to meet with for a preliminary interview.

Once you’ve selected a few agents, it’s time to start the interview process. Avoid real estate agents that promise unrealistic attainable suggestions. For example, don’t hire the agent that gives you the highest list price, just because he or she gave you the highest price. Instead, use these questions as a guide to helping you find the most compatible real estate agent.

International home buyers

With more international home buyers than ever before and Southern California as a destination of choice, there’s no denying that overseas buyers will affect the local real estate market.

A report from the National Association of Realtors estimated that $92.2 billion was spent by the international market. This is an increase from $68.2 billion in the previous period. California is one of the four states that accounted for the majority of total reported purchases. Los Angeles and Irvine properties remain popular with the international community.

Todd Bloom has become one of only 60 REALTORS® in San Diego County who have received San Diego Magazine’s Five Star: Best in Client Satisfaction Real Estate Agents Award for eight consecutive years.

“I’m very grateful and proud that my clients took the time to voice their approval about the level of support and service I provide,” said Bloom.

The Five Star Award is a result of a survey of more than 31,000 recent homebuyers, subscribers, and industry experts. Respondents rated their agent on factors including customer service, communication, marketing, integrity, negotiation, and overall satisfaction.

“If the Five Star Award had been in existence for more than eight years, Todd would certainly have won more than eight of them by now,” said Nicki Marcellino, San Diego Regional Vice President of Berkshire Hathaway HomeServices California Properties. “He is known for his attention to detail and tenacious work ethic, which allows him to provide his clients with optimal results.”
