A. Advise the buyer’s agent to resubmit the offer on the new RPA.
B. Advise the seller to ignore the offer, and let the buyer’s side decide what to do next.
C. Advise the seller to reject the offer, and let the buyer’s side decide what to do next.
D. Present the offer to the seller, and let the seller decide what to do next.
Answer: Answers A, B, and C are all wrong, and Answer D is the correct answer. As a listing agent, you should submit any and all offers that you receive to your seller, unless the seller has instructed you in writing not to do so.
Once you have presented the offer to the seller, you can discuss with the seller how the seller wants to handle the offer that’s written on the old RPA. If the seller wants your advice, the best answer is usually for the seller to instruct you to ask the buyer’s agent to resubmit the offer on the new RPA. Aside from the revisions to the RPA itself, many of the RPA-related forms that you will be using for this transaction if it goes into contract, have also been changed accordingly, so the easiest way to proceed may be to ask the buyer’s agent to rewrite the offer on the new RPA.
