Issue Presented: Our clients often ask us for help with landlord-tenant matters. As the agent, you generally want to help. Yet, you know that you might say the wrong thing, given how complicated landlord-tenant matters are in California. You also know that you cannot give any legal advice to clients anyway. To top it off, our company does not allow you to perform any property management services (after a landlord and tenant have already entered into a lease agreement). So how do you help your clients, especially when sometimes their request to you is: “Just tell me what I need to know about being a landlord!”

Issue Resolved: The California Department of Real Estate (DRE) offers a California Tenants Guidebook (revised 2/1/22). The 147-page booklet is easy to read, and it addresses pre-rental issues, living in the rental unit, dealing with problems, terminations, and other topics of interest. Forward the link or a copy of the Guidebook to your clients to fulfill your desire to help and be a resource for them, without giving them any property management or legal advice.
