Question: I am the tenant’s agent for a one-year lease of a high-end property. The property is listed for lease in the MLS by another brokerage. If the tenant eventually renews the lease or buys the property, I know that the listing agent is likely to be entitled to compensation under the terms of the C.A.R. Lease Listing Agreement. Question: I am helping a client write up an offer to purchase. My client is a trustee of a family trust that will be going on title as the property owner. Starting January 1, 2018, a new law requires a home inspection for the sale of one-to-four residential units to include a noninvasive physical examination of the pool or spa. Additionally, the home inspection report must identify which, if any, drowning prevention safety features the pool or spa is equipped with. The inspection report must also call out any pool or spa that does not have at least 2 of 7 acceptable safety features.  (more…)
