While there are plenty of perks that come with life in beautiful Southern California, a major benefit is all of the homes made for outdoor entertaining. Our temperate weather can be enjoyed all year long, so homeowners tend to put a lot of focus on their outdoor spaces.
If you want to get outside in Southern California, there are no shortage of options, from the beach to parks to outdoor dining. However, we think having a home that allows for outdoor entertaining is one of the most ideal ways to enjoy the sunshine and fresh air.

Acceleration is a word we generally associate with speed. You hit the accelerator of your car and take off, adrenaline flowing, heart pumping, as you start flying down the open road.
An acceleration clause in real estate may also get your adrenaline flowing and heart pumping, but for different reasons.
So what is this acceleration clause real estate? At its most basic level, it’s a part of your mortgage that allows your lender to call in the entirety of the loan. Unlike amortization in real estate, that means you have to pay everything now. Thankfully, there’s a bit more complexity and lenders can’t just trigger an acceleration clause on a whim. Internationally renowned artist Irina Alimanestianu built this three-story Venice abode at 224 3rd Avenue in 1991, where a small garage once stood at the top peak of the property.
Irina made extensive renovations to the home throughout the years, and most recently renovated the original front cottage in 2014 to create a one-bedroom, one-bathroom cottage that had previously served as her art studio for 22 years. Famed landscape designer Jay Griffith and respected architect Alex Istanbullu were involved in the residence’s renovations.
