The holiday season is in full swing, with just a few weeks left before the new year. If you’ve already decked your halls and you think you need to wait until January put your home on the market, think again!

Selling your home during the holiday season presents many unique advantages including lower inventory and less competition for sellers. It’s also worth noting that buyers who are choosing to shop for homes this time of year tend to be more serious about their search and quicker to make an offer so they can kick off the new year in their new home.

There’s a fine line between having your home looking “merry & bright” and taking things a little too far, so here are 5 of our best tips for staging your home this holiday season.

First impressions matter

Your curb appeal is always important when you are listing your home for sale, but even more so during the winter months. The chilly season means that there is typically less greenery in your yard as the trees are losing leaves and gardens are in hiatus. Now is the time to invest in your home’s outer surface since it will be on full display.

Touch up paint and power-wash the exterior. Adding a simple wreath to your front door and a few potted plants along the walkway will add a charming touch of character as your potential buyers approach the home for the first time.

Less is more

When you pull out the holiday boxes, it’s easy to get carried away and want to put out all of your favorite seasonal décor pieces, but you don’t want your home to feel cluttered. As a rule of thumb, your holiday décor should replace existing décor, not pile on top of it.

For any seasonal decoration that you add to your home, be sure to remove another piece. Look at this as an added bonus, because it is helping you to begin decluttering and packing away your items for your upcoming move.

Keep it neutral

Remember that whatever holiday you celebrate, your potential buyers may not participate in the same one. This doesn’t mean that you can’t put out holiday-specific decorations, but when in doubt, keep it neutral. An elegant winter décor theme makes a cozy and inviting environment for any potential buyers, regardless of religious beliefs.

Be sure to stick with one color scheme and carry it throughout your décor elements in the home.

Add living touches

A little greenery in your home can go a long way! We recommend opting for fresh florals and branches, over faux, whenever possible. A fireplace mantle display with a simple winter garland or a festive flower arrangement with fragrant sprigs of pine will breathe life into the home and add an extra special touch for the season.

Utilize the senses

Your potential buyers will be utilizing all of their senses when shopping for a home this holiday season. Your home will be a sight to see, but don’t forget to take advantage of smell, taste, sound, and touch as well.

For smell and taste, you can knock out two birds with one stone by baking fresh holiday cookies or offering a warm mug of cider for your potential buyers to sip as they stroll through the home.

For sound, create a soothing ambiance with some subtle background music that won’t overpower the home, such as holiday jazz.

Finally, for touch, adding a few plush throw pillows and blankets will make the ultimate cozy atmosphere. Even if your buyers don’t physically touch these pieces, they will be able to envision themselves and their families making themselves at home and getting comfortable in the space.
